Abstract
Proyek perumahan adalah proyek yang berkaitan dengan bidang Teknik Sipil. Investasi di bidang Proyek Perumahan sudah sangat berkembang. Sebelum menjalankan sebuah proyek investasi biasanya perusahaan atau investor melakukan studi mengenai tingkat kelayakan dari sebuah investasi, terutama pada aspek finansial. Dalam tugas akhir ini dibahas mengenai studi kelayakan finansial dari sebuah investasi perumahan. Puspa Regency Batujajar adalah sebuah proyek perumahan yang terletak di kota Cimahi dengan luas lahan total 68.810 m2 dan luas lahan terjual sebesar 65% dari luas lahan total. Terdapat 5 (lima) tipe rumah sebanyak 334 unit dan 16 unit ruko. Dari hasil analisa dengan 4 tahun umur ekonomi yang dimulai dari tahun 2005 hingga 2008 dengan nilai Investasi Inisial sebesar Rp.2.845.206.094,- Didapatkan nilai Net Present Value negatif Rp. 215.861.856,- dengan tingkat Internal Rate of Return (IRR) sebesar 16,14% pada tingkat suku bunga Minimum Attractive Rate of Return (MARR) sebesar 20 %.
